An electrical installation condition report (EICR), previously known as periodic inspection, is the inspection and testing of an electrical installation.
The purpose is to determine if an installation is in satisfactory condition, and:
Discover if electrical circuits or equipment are overloaded.
Identify potential electrical shock risks and fire hazards.
Find any defective electrical work.
Highlight any lack of earthing or bonding Frequency of reports
From 1st June 2020, private landlords in England will be required to have the electrical installations in their rental properties checked by a qualified electrician to ensure they are safe. Following the initial test the premises should be tested every 5 years.
What this means
Electrical installations must be tested and inspected prior to the start of a new tenancy from July 1st 2020.
Electrical installations must be tested and inspected on any existing tenancy by 1st April 2021.
The electrical installations should then be tested every 5 years.
A copy of the most recent electrical installation condition report must be provided to both new and retained tenants.
All works are carried out to the British Wiring Regulations BS 7671.
